The initial maintenance inspection is carried out by Alan Dall, who will consult with the homeowner on the findings. We appreciate that roofing is not something homeowners tend to think about until something goes wrong. We explain some roofing basics to help you understand your roof and why maintenance is important.
Roof Types
Design, use, materials and costs have brought a diverse range of roofing over the years. Let’s start with the 3 categories of roof slope: flat, pitched and vertical. These roofing types tend to have different materials used and advantages.
Pitched Roofs
The most common roofing type across Edinburgh is the pitched roof seen on Georgian and Victorian housing. These pitched roofs are clad in traditional slate with leadwork to junctions and valley gutters. Conservation orders mean that these roofs need to be maintained with these traditional materials.
Typically in modern building tiles are used, which is a manufactured roofing product.
Flat Roofs
Flat roofs can be found on several homes, tenement blocksand garages across Edinburgh and Scotland. Many flat roofs are made with felt but new technology has brought other options including Sarnafil and Bauder products. Felt roofs are laid in strips, while Sarnafil and Bauder systems are a single-ply application.
Vertical Roofs
Vertical roofs and dorma windows benefit from a range of options including lead cladding, Sarnafil, Slating and tiling.
Fixings and Fittings
Whichever style of roof you have on your home there will be fixings and fittings that keep it in place. Over time these fixings and fittings can wear, become damaged and if these give way they can cause roofing problems.
Guttering
Gutters are pivotal to roofs as they carry excess water away. If gutters become damaged or blocked this can lead to roofing problems.

First and foremost, only a qualified roofer with appropriate safety equipment should venture onto a roof. We advise that individuals carry out regular ground roof checks:- Are there any tiles, slates, fixings or fittings on the ground?
- Can you see any visible damage to the roof?
- Is there any visible vegetation on the roof or in the guttering?
